Step-by-step: how a Spanish property purchase actually works, from first viewing to receiving the keys.
1. Search & viewings
Most buyers work with 2–3 agents. Properties on the Costa Blanca are listed across multiple agencies, so the same villa may appear several times.
2. Make an offer
Verbal offers are common but a written offer (oferta de compra) is more serious. Sellers expect some negotiation — 5–10% off asking is normal.
3. Reservation
Pay €3,000–€6,000 to take the property off the market for 14–21 days. Refundable if your lawyer finds issues.
4. Arras contract
Private purchase contract. You pay 10% deposit; the seller commits to selling. If they back out, they pay you double; if you back out, you lose your deposit.
5. Notary & escritura
Final signing in front of a Spanish notary. You pay the balance, taxes and fees; you receive the keys and the escritura (title deed).
6. Land registry
The deed is registered in your name at the Registro de la Propiedad. Allow 2–4 weeks. Your lawyer handles this.
