Transfer tax or VAT

Resale: ITP 8–10% (10% in Valencia region). New build: 10% IVA + 1.5% AJD stamp duty.

Notary & registry

Together typically 0.5–1.5% of price. Notary fees are set by law.

Mortgage costs

Bank valuation €300–€600. Most other mortgage costs are now paid by the bank under Spanish law.

Example: €400,000 resale

ITP 10%: €40,000. Notary + registry: €2,500. Legal: €4,840. Total extras: ~€47,500 (~12%).
