Transfer tax or VAT
Resale: ITP 8–10% (10% in Valencia region). New build: 10% IVA + 1.5% AJD stamp duty.
Notary & registry
Together typically 0.5–1.5% of price. Notary fees are set by law.
Legal fees
Independent lawyer: 1% + IVA, minimum €1,200–€1,500. Always use one.
Mortgage costs
Bank valuation €300–€600. Most other mortgage costs are now paid by the bank under Spanish law.
