Why Orihuela Costa

Orihuela Costa is essentially a 16 km stretch of modern urbanisations built largely 1995–present. Compared with older towns, stock is newer, more energy-efficient, lift-equipped, with parking and pools — and priced 15–25% below Costa del Sol equivalents.

Anchored by Las Colinas Golf, Villamartín, Real Club de Golf Campoamor and the Zenia Boulevard shopping centre, the area combines resort lifestyle with daily-life infrastructure that older purely-residential urbanisations lack.

Strategies that work

  • New-build 2-bed in La Zenia / Playa Flamenca: €180k–€230k, holiday-let 7–8% gross, long-let 4.8–5.2% net.
  • Off-plan in Campoamor / Cabo Roig: 18–28% appreciation between reservation and delivery if developer selection is right.
  • Las Colinas / golf-resort villas: lifestyle + 5.5–7% holiday-let if pool + south-facing.
  • Cabo Roig front-line: scarce, commands 20–30% premium, exceptional holiday-let yields.
  • Multi-unit holiday-let portfolio: operate 4–10 units in La Zenia / Playa Flamenca as a brand, smooth seasonality.
Quirónsalud + Zenia Boulevard

Quirónsalud Torrevieja (8 min north) and Zenia Boulevard (the largest shopping centre on the Costa Blanca) underpin Orihuela Costa's year-round livability — a big shift from the pure-summer urbanisations of the 1990s.

Risks

Some 1990s urbanisations have weak community management — verify comunidad reserve fund and recent derramas before buying.

Heavy reliance on UK and Scandinavian buyer pools — political/FX shocks affect demand.

New-build supply pipeline is meaningful — 2,500+ units planned 2026–2028 may dampen short-term appreciation in mid-range stock.
