Right to stay

Tenants can extend a 1-year contract up to 5 years (or 7 if landlord is a company) regardless of landlord wishes.

Rent increases

Capped to the official index. The 2026 cap is 3% for long-term contracts.

Evictions

Only for non-payment, illegal use, or landlord's own residential need (with notice). Process takes 4–10 months on average.
