Should you buy or rent when you move to Spain? Real costs, pros and cons, tax impact and a decision framework for expats and retirees on the Costa Blanca.

The single most common question we hear from people moving to the Costa Blanca: do I rent first or buy straight away? The honest answer depends on your visa, your savings, how long you plan to stay and how well you already know the area.

Rent first if…

Renting for 6–12 months is almost always the smarter move when you're new to Spain.

  • You don't yet know which town suits your lifestyle
  • You're testing the country before committing
  • Your visa is still being processed
  • You want to learn the market before buying

Buy if…

Buying makes sense when you've already done your homework.

  • You've spent time in your chosen town
  • You plan to stay 5+ years
  • You have 30–40% deposit plus 12% buying costs
  • You want to lock in today's prices

Real costs to compare

Don't compare rent vs mortgage in isolation — include buying costs (~12% one-off), IBI, community fees, insurance and maintenance for ownership, vs. rent + utilities only for tenants.

Tax angle

Non-residents pay imputed income tax on owned Spanish property even when it's empty. Long-term tenants get a 60% deduction on rental income for residents. Speak to a gestor before deciding.
