Investing in Villajoyosa — Complete Guide

Villajoyosa (La Vila Joiosa) is the under-recognised value play of the central Costa Blanca — a working Valencian fishing town with the colourful old-town facades, the Valor chocolate factory, and pricing 30–40% below Benidorm next door. The new tram line and infrastructure pipeline are repricing it fast.

Why Villajoyosa now

Villajoyosa is a real working town (37,000 residents) with intact Valencian character — not a resort. Until ~2018 it was almost ignored by foreign investors. The TRAM Alicante L1 connection (15 min to Benidorm, 45 min to Alicante centre), the Quirónsalud Vila Joiosa hospital expansion, and a wave of professional spillover from Benidorm have repriced the market dramatically.

Prices have risen ~32% over 5 years and are still 30–40% below Benidorm and Calpe for equivalent stock — the value gap is closing fast.

The Benidorm-spillover thesis

Benidorm hospitality workforce + Quirónsalud expansion + tram connection = sustainable long-let demand. Holiday-let demand is also growing as Benidorm visitors discover Villajoyosa's more authentic character. Both yield curves are rising.

Strategies that work in Villajoyosa

  • Casco Antiguo reform: colourful old-town townhouses €130–€200k, €40–€80k reform, exit €260–€340k.
  • Playa Centro long-let to Benidorm hospitality workers: stable 5–5.5% net.
  • Holiday-let in Casco Antiguo / beachfront: VT licences obtainable, 6–7.5% gross.
  • Long-term land bank in the Bon Nou corridor — infrastructure investment continues.

Risks

Some Casco Antiguo properties have very small footprints (<60 m²) — limits resale audience.

The town centre has limited parking — verify garage availability before buying.

Some N-332 corridor properties suffer traffic noise — visit at peak hours before deciding.
